I don’t know your full circumstance so it is difficult to answer. There are a number of ways you can start investing, one of which could be through joint ventures like you are doing with your son or using money partners. Find a good enough deal and the money will always show up. Educate yourself with strategies that don’t require any money down. I would also recommend that you consider reducing all your debt – true financial freedom comes when we owe nobody and are not subject to market and interest fluctuations.

Having a mentor is one of the key success factors in anything, not just property. I am a huge fan of leverage so I always encourage people to leverage off someone that is already successful in property investing.
I would suggest you attend a few different weekend bootcamps to assess who you think will be a good match for your needs – you can start with mine if you like and it just so happens I have one coming up in March on the Gold Coast!
Whoever you decide to be mentored by, do your research on them to ensure you are getting someone that walks their talk – someone that is applying strategies in today’s markets and getting results. In addition, make sure that they can mentor you in the areas you are interested in, and, most importantly, look for someone with the same integrity and value system as you.
