I tend to use a mix of lenders; its good to have a couple of trusted mortgage brokers as well as build a relationship with one or two of the banks. Sometimes you need to be creative with finance and its good to have a few options up your sleeve.

Regarding mortgage insurance, i see it as a form of leverage. Obviously its best to avoid it when possible but there are times i am happy to pay it if it means getting finance with a great deal. For instance if i only have 10% deposit available to me and getting a 90% LVR means getting a great deal across the line then I am more than happy to pay that extra cost in mortgage insurance - Jennie</description>

When asked to pay Mortage insurance, do you pay this? I look at it as if I am throwing money into somthing that will never help me and is not even for me.
I have never payed it and I could never feel good about it.
Am I Missing something with this Jennie?

Profit and return really should be measured against the risk associated with the project and this will differ from person to person. Keeping your money in the bank and earning 3 - 5% is low risk and therefore low return. As the complexity of your projects increase, so too should the return - both cash on cash return and profit on costs return. Put it this way - you have to be able to sleep at night! Getting the numbers right is critical Kevin so get really clear on your costs vs return before entering into the project.</description>

Gathering as much knowledge as you can is a great way to start in property investing however you need to back up that knowledge with action. You are on the right path, just get really clear on what the outcome is so you can cater your strategy to meet that goal. I often hear of partners and spouses not sharing the same vision and that does make things difficult. I can only suggest you continue your path and chase the dream you have; once you start making progress and presenting results its easier for the partner to come on board. I have noticed that most successful property investors (especially teachers) were exposed to it very early on. Whether that has a bearing on it, who knows.

Now about me.
I am a Kiwi (don&#039;t hold that against me) and moved to Qld (with my wife)&#160;in 2005. We used all our funds at the time to build our current house. However as I am now 56 yrs old I believe I need to do something to secure a reasonable lifestyle in retirement.
I attend every free seminar I can find and watch, read everything I can about property investing. The main problem is my wife doesn&#039;t share my enthusiam and is definitely a risk adverse sort of person. So thats my challenge. The closest my wife has got to being in property is thinking of downsizing into a rental property and renting our house. Our trouble her idea of downsizing is still being able to fit all what we have in our current house into a rental property. Not very realistic.
From all my research I believe the way to proceed is to buy a combination of cash flow posiive and growth properties so the cost is at least neutral.

My name is Alison Haines and I am 32. I live and work on a cattle station 350km SW of Katherine in the NT. I have way too many horses and dogs, mostly for work but also use the horses for competing in campdrafts. Which we travel a long way for but I win a bit and get a social life!!! I also love fishing, travelling and a good book.
I have a house in Katherine with First Home Buyers and am looking for an investment property (or 3 or 4!!!). I would like to build my financial freedom through property investing and leave my job to go live with my partner (700km away). I come from a hard work backround but the more I look around the more I see the need to build my future myself.
I have been reading everything I can, seminars are a bit hard to get to from here!!&#160;I am trying to get to Darwin (700km the other direction from my partner) for a property forum. Hopefully in the next couple of months.
I grew up in the bush so my dream has always been to have a rural block with enough room for the horses and some cattle but if I don&#039;t want to work my whole life paying it off, I need to build the capacity to pay for it, my plan is to do it through property investing.
